




The Chaska real estate market has a population of about 18,000 residents and is one of the suburbs located just minutes south of the Twin Cities region. One of the benefits of living in a Chaska home is the access to one of the many great golf courses located throughout the city. The Chaska Town Golf Course is one of my favorites as it offers more than 280 acres of lush greens, marshlands and prairies. It is an award-winning golf course and has been voted one of the top five best public golf courses in the entire country.
Another thing that attracted me and my family to the Chaska real estate market is the quality schools. Clover Ridge Elementary School is one of the more popular schools in the area for younger kids but there is also the Chaska Elementary School and Chaska High School. Each of these schools offer a dedicated staff of teachers and faculty members who want to see children succeed.
The Chaska real estate market offers a variety of neighborhoods for today’s home buyer. Clover Ridge Village is one of these neighborhoods which is just a short walk away from the popular Community Park. Clover Ridge Elementary School and Jonathan Elementary School are also located nearby for added convenience. Ryberg Circle is an upscale Chaska neighborhood which is just west of the Minnesota River and the Chaska Town Golf Course. Warner Circle sits near two award-winning golf courses in the area and also has family friendly features as well.
The price ranges of homes in the Chaska real estate market go from the low $100,000s to the low millions. You can find homes that were built in the 1970s as well as homes that were built from 2000 and later. Some of the older homes have a country theme but the newer and more upscale homes have a modern appeal with the latest features and amenities that are important to today’s home buyers.
Chaska average real estate sales prices dropped -13.3% mo/mo in December that something we are monitoring and talking about with our Chaska Real Estate Team. Average median sales price in Chaska was $145,000 in December that was lower year over year, down -31%. In December, 2011 we had 35 new listings, that was higher month over month for Chaska it was up 7 houses. Chaska Real Estate Team were talking inventory of real estate for sale for the month of December 2011, it was down -31 homes to a total of 144. With 6.1 months of inventory for sale in Chaska which was reported December call and expert at,Chaska Real Estate Team. Average number of days on the market in Chaska was 246 days in December that was higher year over year, as a percentage it was up 57.7% to 246 days. Several of us at the Chaska Real Estate Group were talking current market conditions for the month of December 2011, it was down -2.3% vs last year to 88.9% of list price. The 24 closed sales in December were lower year over year in Chaska it was down by -9 houses.
